Chester County Housing Market Update - August 2025

- New Listings: 509 homes hit the market — down 18.7% from July and 4.3% lower than last August.
- Pending Sales: 529 homes went under contract — a 2.8% dip from July but 4.8% higher year-over-year.
- Closed Sales: 560 homes sold — down 6.4% from July and essentially flat compared to August 2024.

- The median sold price reached $570,000 — a slight 1.7% decrease from July, but a strong 7.5% jump compared to last August.
- Year-to-date, prices are up 5.7% from 2024, signaling continued strength for sellers.
๐ Other Key Stats
- Active Listings: 795 (matching the 5-year August average, but below last month’s 854).
- Average Days on Market (DOM): 20, up from 18 in July, but still quick compared to historic norms.
- Average Sold-to-Original-List-Price Ratio: 100.2% — meaning homes are still selling very close to asking price.
