Before we get into the nitty-gritty, let's have a look at the vital signs of the Montgomery County housing market for November 2025. Things are a little... chilly.

That’s also a 6.5% dip from last November. It seems homeowners are thinking, "Why sell now when I can wait for the spring daffodils and (hopefully) a bidding war?"

Closed sales also felt the chill, plummeting 16.9% from October and 16.6% from last year, with only 610 homes changing hands. This slowdown suggests that the buyers who are out there are being a bit more cautious, perhaps spooked by the ghosts of interest rates past.

Prices: The Unflappable Optimist

Despite the slowdown in activity, home prices in Montgomery County are still smiling. The median sold price actually ticked up 2.5% from October to a cozy $456,000. That’s also a 1.3% increase from last November. This suggests that while the market is slower, the homes that are selling are still commanding strong prices. It’s a classic case of “less is more” – fewer sales, but higher value.

Inventory & Time on Market: A Glimmer of Hope for Buyers?

Here’s where things get interesting. Active listings are up 13.1% from last year, sitting at 1,053. While this is a drop from October, the year-over-year increase means buyers have a bit more to choose from than they did last winter. It’s not exactly a buyer’s paradise, but it’s a step in the right direction.

And it seems buyers are taking their sweet time making decisions. The average days on market crept up to 26 days, a significant jump from 21 days last November. This gives buyers a little more breathing room to negotiate and avoid those frantic, “offer-over-asking-sight-unseen” decisions we saw in the past.

As of mid-December 2025, mortgage rates are playing a bit of a cat-and-mouse game. The average 30-year fixed-rate mortgage is hovering around 6.15% APR [1]. While this is a far cry from the rock-bottom rates of years past, it's a significant improvement from the peaks we saw earlier in the year. This slight dip could be just the nudge some buyers need to get back in the game.

The Bottom Line: A Cooldown, Not a Freeze

So, what’s the final word on the Montgomery County housing market? It’s definitely cooling down, but it’s far from frozen. Think of it as a market that’s finally catching its breath after a multi-year sprint. Sellers are still getting good prices, but they need to be realistic. Buyers have a bit more power than they’ve had in a long time, but they shouldn’t expect a fire sale.

In short, the Montgomery County housing market is becoming more… normal. And in these crazy times, a little bit of normal might be just what we all need.
