The Nitty Gritty: What Does It All Mean?
Listings & Sales: A Surge in Closings
While new listings dipped slightly from May, they are up 6.7% compared to June of last year, indicating that sellers are still finding confidence in the market. The real standout, however, is the massive 33.6% jump in closed sales from May to June. This means all those pending contracts from the busy spring market are finally crossing the finish line. Year-over-year, closed sales are also up a solid 10.4%, proving that buyer demand remains resilient.
Prices: Steady Climb Continues
Montgomery County homeowners have reason to celebrate, as the median sold price hit $521,000 in June. That’s a 7.4% increase from just last month and a 4.2% bump from June 2025. Looking at the year-to-date (YTD) figures, the median sold price sits at $475,050, up 3.0% from the same period last year. With the average sold-to-list price ratio at a very strong 100.9%, it’s clear that well-priced homes are still commanding top dollar and frequently sparking bidding wars.
Inventory & Time on Market: Moving Fast
Active listings climbed to 1,244, giving buyers a bit more breathing room compared to last year. However, don't let that fool you into thinking it's a slow market. Homes are flying off the shelves, with the average days on market dropping to just 19 days in June. While this is slightly higher than the lightning-fast 16 days we saw in June 2025, it's still a highly competitive landscape where buyers need to act decisively.
Mortgage Rate Roundup
As we release this report on July 10, 2026, the mortgage rate environment continues to fluctuate. The average 30-year fixed-rate mortgage is currently at 6.61% [1]. While rates are slightly higher than some buyers might hope, the strong sales numbers prove that motivated buyers are still finding ways to make their moves.
The Bottom Line: Sellers Still Hold the Cards
The June data paints a picture of a market that still leans in favor of sellers, driven by strong prices, quick sales, and buyers willing to pay over asking. However, the slight increase in active listings year-over-year offers a glimmer of hope for buyers seeking more options. As we head deeper into summer, expect the market to remain brisk, though we may see the typical late-summer plateau.
