In Montgomery County this July, it didn't. Closings came in above last year and above the 5-year average for the month. Not dramatically — but meaningfully. This is a market that has been quietly, consistently active for years, and July was no exception.

The Market Is Performing Right Where It Should
One thing stands out when you look at July across multiple metrics: almost everything landed right around its 5-year historical norm. Listings, pendings, closings — all within range of where this market has averaged over the past five years.
That might sound unremarkable. But after the chaos of 2021 and the uncertainty of 2022 and 2023, a market performing in line with its own history is actually a very good sign. It means we're not in a bubble. We're not in a correction. We're in a market that has found its footing.
Prices reflect that stability too. The median sold price in July was $510,000 — up 2% from a year ago. Not a spike, not a slide. Just steady, grounded appreciation that has been building for years.
More Inventory, But Not Too Much
The most talked-about shift in the market right now is inventory. More homes are available today than were available a year ago, and that has some homeowners wondering whether the ground is shifting beneath them.
It isn't.
