Hot off the press — the latest housing market numbers for Montgomery County are here! Be among the first to see how our local market performed in August, plus what’s happening nationally.
π Market Highlights
- New Listings: 797 homes came on the market — down 8.1% from July and slightly under August 2024.
- Pending Sales: 772 homes went under contract — down 5.9% from July, but still 1.7% higher year-over-year.
- Closed Sales: 901 homes sold — holding steady compared to both July and August 2024.
π° Home Prices
- Median sold price: $475,050 — about a 5% dip from July’s high, but up 2.2% compared to last August.
- Year-to-date, prices remain roughly 5% ahead of 2024, affirming a broadly strong seller advantage.
π National Housing Perspective
Across the country, experts call this a “tale of two markets”:
- South & West: More inventory and price cuts are giving buyers leverage.
- Northeast & Midwest (including PA): Still tighter, though slowly shifting toward balance.
- Mortgage rates have been stable all summer, which is good news for buyers and sellers alike.

- 30-year fixed (purchase): 6.46%
- 15-year fixed (purchase): 5.66%
- 30-year fixed refinance: 6.67%
