However, the 4.0% increase in new pending sales from January is a strong indicator of rising buyer activity as we head into spring. Buyers are out there and ready to make offers. The decrease in closed sales is typical for this time of year and reflects the slower activity of the preceding months.
Prices: Holding Firm
While the median sold price of $435,000 is down slightly from both last month and last year, it's important to look at the bigger picture. The year-to-date median sold price is holding steady at $440,000, the same as this time last year. This shows that home values in Montgomery County are remaining resilient. The average sold-to-original-list-price ratio is a very strong 98.4%, meaning sellers are getting very close to their asking price.
Inventory & Time on Market: A Fast-Paced Environment
Active listings are down slightly from January but are up a healthy 11.6% from February 2025, offering buyers more options than last year. Despite this, homes are selling faster, with the average days on market at 35, down from 39 days last February. This indicates that while there's more to choose from, the good homes are being snapped up quickly.

As we release this report on March 10th, the favorable mortgage rate environment continues to be a key factor. The average 30-year fixed-rate mortgage is currently at 5.87% .
